(What's the old truism about real estate? Location? Well, "RIVERBEND" has LOCATION, LOCATION, LOCATION and then some more LOCATION!)
So, what else is there to tell?

Well, there is the fully self-contained guest cottage which is currently rented as holiday accommodation - and quite successfully, too! You can read more about it on the "Riverbend Cottage" website. It has, of course, its own bathroom with shower and toilet. It also has its own entrance gate from the Lane. If not used as holiday accommodation, it would make a perfect permanent home for in-laws, grown-up children, or another tenant.

The property is, of course, connected to the electricity mains and has daily mail delivery as well as a weekly garbage collection. Our water comes straight from Heaven (which provides us with a regular supply, thanks to the surrounding mountain ranges) and there are four large tanks to collect it in. There are two hot water systems: a large 315-litre off-peak electrical heater for the downstairs bathroom and kitchen and a smaller one for the ensuite upstairs.

A large pond, which in living memory has never dried out (it's rumoured to have a well at the bottom), with a large wild duck and other waterfowl population (not to mention several resident turtles and the occasional yabbie), is ideal for irrigating the garden and vegetable plot. The workshop, adjacent to the carport, is well fitted out with benches and shelving. The three-bay utility shed is fully concreted and stores the many implements that go with a property of this size (tractor/slasher, ride-on mower, canoes, kayaks, LASER racing dinghy, 6-metre motor-sailer, etc. all of which go with the property).
